IDI Starts Construction on 556,600-SF Facility in Nashville

Nashville (August 22, 2007) -- IDI, a full-service industrial real estate developer, has begun site work on its first project to date in the Nashville market – a 556,600-square-foot distribution facility at Wilson Commerce Center. In all, plans call for the development of four buildings totaling up to 1.8 million square feet at IDI’s master-planned business park, which is located in the Wilson County industrial corridor of Nashville off Interstate 840.

One of the leading industrial developers in the nation, IDI has produced more than 115 million square feet of industrial space in North America. In its expansion into Nashville, IDI will develop buildings on 34.8-acre and 85.2-acre parcels at Wilson Commerce Center on either side of I-840 at the Couchville Pike interchange, southeast of downtown Nashville.

IDI’s development plans in Nashville coincide with healthy absorption rates over the past few years. “IDI has monitored the Nashville market for many years, and the recent demand certainly has peaked our interest further,” said Kurt Nelson, vice president and regional development officer in IDI’s Nashville office. “Perhaps more important, however, was the identification of a truly exceptional site to offer in the very competitive Nashville market.”

IDI’s initial facility at Wilson Commerce Center – 556,600-square-foot Building A – will accommodate users in the range of 278,000 square feet to 556,000 square feet. The Class-A cross-dock facility, now available for lease, is scheduled to be completed in first-quarter 2008. The building, under development on a 34.8-acre parcel on the west side of Couchville Pike, will feature 32-foot clear-height ceilings, 113 dock doors and early suppression fast response (ESFR) sprinklers.

Building A also will provide substantial trailer parking – 60 trailer spaces with the option of 91 additional spaces. The extra trailer parking space also could be used to accommodate employee auto parking. The site provides direct access to the I-840 interchange at Couchville Pike, which in turn connects to Interstates I-24, I-40 and I-65.

On the east side of Couchville Pike, IDI plans to develop three buildings totaling more than 1.2 million square feet on 85.2-acres. Tentative plans include buildings of 317,520, 459,000 and 486,000 square feet. Since IDI will be responsive to a diverse group of distributors’ requirements, including users seeking customized build-to-suit space, the development plans may change.
