
IDI to Develop 617,760-SF Distribution Center in Lancaster, Texas
Lancaster, TX (July 25, 2008) -- Marking its entry into the South Dallas industrial submarket, IDI - a full service industrial real estate developer - has acquired a prime 35-acre site for the development of Interstate Commerce Center South, a 617,760-square-foot distribution facility. Strategically positioned at the intersection of Interstates 20 and 35 in Lancaster, Texas, the project is currently in the engineering, design and permitting stage.
“As the availability of land in the established markets of Dallas-Fort Worth continues to dwindle, IDI has been carefully assessing emerging submarkets for expansion, but we wanted to wait until we could find a site that would prove to be a differentiator,” said Doug Johnson, senior vice president and regional development officer in IDI’s Dallas office.
John Leinbaugh, vice president of leasing for IDI’s Dallas Region, added, “This site has everything: frontage on the two most significant highways in Texas, proximity to the Union Pacific intermodal facility, developed infrastructure and great access to area amenities such as quality restaurants and hotels.”
The building, a 520-foot wide cross-dock facility, will be designed for tenants with space needs of 200,000 square feet and greater.
IDI purchased the site from property owner Don Valk. Pax Glenn of Glenn Commercial Real Estate represented IDI in the deal, and Shawn Valk of The Assured Realty Group represented the seller.
