IDI Opens Largest LEED-Certified Building in the Southeast

Memphis (June 4, 2008) -- Crossroads Distribution Center Building F, an 800,308-square-foot warehouse and distribution center near Memphis, has received recognition as a LEED Silver-certified building by the U.S. Green Building Council (USGBC). It is the largest industrial space to receive LEED certification in the Southeast and the first certification for an IDI facility.

The designation marks an important milestone for the Atlanta-based company, which has been an industry leader in initiatives like sustainability since its inception in 1989. LEED is the USGBC’s certification program that establishes the guidelines for designing and constructing the world’s greenest, most energy-efficient and high-performing buildings.

“Sustainability has been part of our company’s culture since the beginning,” said Kurt Nelson, senior vice president and regional development officer in IDI’s Memphis office. “IDI as a whole is committed to utilizing green practices over the long-term, and receiving our first LEED certification in Memphis is a testament to our dedication at the local level as well.”

Located on 475 acres at the intersection of Polk Lane and Stateline Road, Crossroads is just southeast of Memphis in Olive Branch, Miss. IDI also designed and is developing its second facility in Crossroads Distribution Center, the 452,715-square-foot Crossroads Building A, to achieve LEED certification.

Some of Crossroads Building F’s sustainable features include:

•Energy-efficient design reducing utility usage by a minimum of 20%. At current electric rates, an annual savings of $.08 to $.10 per square foot can be achieved.

•White TPO roofing, which reduces the heat island effect and lowers warehouse temperatures by 10 to 15 degrees on hot summer days.

•Irrigation and plumbing design reducing water consumption by over 50%.

•Low-emitting adhesives, sealants, and coatings for improved air quality and employee health.

•A construction waste-recycling program, which diverted 50 percent of construction waste to recycling facilities during building construction.
