IDI Closes Two Leases in Dallas Totaling 260,000 SF
Dallas (April 21, 2008) -- IDI, a full-service industrial real estate company, has closed a 185,825-square-foot lease with Maxxis International and a 74,000-square-foot lease with Honeywell International Inc. at Dallas/Fort Worth area business parks.
Maxxis, which signed a five-year lease, will occupy all of Building I at DFW Trade Center in Grapevine, Texas. The estimated effective lease date is June 1.
One of the world’s leading producers of high-quality tires including automobile, light truck, motorcycle, ATV, bicycle, race kart, trailer, and lawn and garden, Maxxis will use the space for warehousing and distribution of its tire products. The company will use approximately 6,500 square feet for office space.
Damian Rivera, vice president with Stream Realty Partners L.P., represented Maxxis in the deal, and John Leinbaugh, vice president of leasing in IDI’s Dallas regional office, represented IDI.
“This lease allows Maxxis to more than triple its distribution space compared with the facility it currently occupies in Dallas,” Leinbaugh said. “DFW Building I provides the company with Class-A distribution space, along with the benefit of frontage along State Highway 121.”
Building I is the final building developed by IDI at DFW Trade Center. “This has been an immensely successful business park for IDI,” Leinbaugh said. “Its location directly adjacent to State Highway 121 and proximity to DFW International Airport has cemented this park as a high-demand area for office, manufacturing and distribution use.”
In Coppell, Texas, Honeywell International signed a 5-year, 73,899-square-foot lease to occupy Building A at IDI’s Beltline Trade Center. The estimated effective lease date is June 30.
The company will use the space for distribution, warehousing and sales of security, fire, access control, central vacuum, telephone systems and similar devices and services. The company will use approximately 4,000 square feet for office space.
Mike McCarten and Jeff White of Mark V Commercial and Neil Schorr of Realty Insight Group Inc. represented Honeywell in the deal, and John Leinbaugh, vice president of leasing in IDI’s Dallas regional office, represented IDI.
“With this lease, Beltline Trade Center is now 100% leased,” Leinbaugh said. “Honeywell took advantage of the opportunity to move into a Class-A facility that provides excellent access to nearby Dallas/Fort Worth International Airport along with many amenities, such as easy access to major transportation routes and a terrific workforce in nearby neighborhoods.”
